MORE than 3370 hectares of mixed farmland in Victoria’s West Wimmera has been listed for sale.
Toonambool is located at 1810 North Serviceton-Telopea Downs Road and comprises four separate lots.
Driscoll and Co selling agent Gary Driscoll said the property could field offers greater than $20 million for the farm as a whole with offers between $4942 and $7413 a hectare expected depending on how the lots are purchased.
“The vendors are professional service providers to many local producers and have a vested local interest in the Nhill-Kaniva districts,” he said.
“I have worked in the district for 35 years and been associated with Toonambool all that time.
“In my opinion it is one of the better mixed farming properties in the district.
“Potential buyers could range from neighbours looking to add individual lots, to people coming from away to buy the farm as a whole and up to corporate investors.
“Toonambool is well established with a small area capable of further development.
“Its reliability of rainfall, location and accessibility and its scale are the key features.”
The current vendors have cropped mixed grains and vetch, and produced Merino and crossbred sheep on the property since 2000.
Toonambool is located 16 kilometres north of the Western Highway and has sealed road frontage and a large laneway running east to west through the property.
“It also features excellent improvements of four stand, Evo plants, shearing shed with planned 4/5 stand raised board with a large wool area, kitchen, office and steel sheep yards and holding pens,” Gary said.
